Site analysis and development concepts

We assess the concept against the site, function, access and utility provision before detailed design begins.

Our approach

Pre-design analysis identifies issues to resolve before developing the building. We review the supplied documents, planning context, known constraints, transport connections and available utility information. We separately record information still to be obtained or clarified.

Using the brief, we develop placement options, a functional model and preliminary technical and economic parameters. We consider access, parking, pedestrian routes and landscaping. The preliminary concept establishes a direction; final solutions are refined once the required information is available.

Scope of work

  • Review of supplied documents and known constraints
  • Placement options and functional organisation
  • Preliminary project parameters and site planning
  • List of uncertainties and sequence of next steps

Deliverable: A reasoned development concept and a list of information and actions needed to proceed to design.

Getting started

  • Location, boundaries and available site documents
  • Topographic information and available surveys
  • Desired use, floor area and business objectives

Send us the materials you have. After an initial review, we will identify what needs clarification and agree the scope and sequence of work.

Fees and timescales

We prepare a proposal for your specific brief. The scope depends on the building’s area and complexity, the design stage, the number of disciplines, the information available and the support required.

For an estimate, send us the building type, location, approximate area and available materials. We agree deliverables, timescales and fees before work begins.

Client questions

Can you assess a site before purchase?

Yes. An initial assessment requires the location, available documents and a description of the proposal. Our conclusions are limited to the supplied information, with matters needing further checks identified.

Is a concept a construction-ready design?

A concept establishes the principal solutions and preliminary parameters. We agree the subsequent design scope after developing the concept and clarifying the required information.
