What to know before design begins

Fees, timescales, documentation and first steps: how to prepare and agree your brief.

How much does building design cost?

We determine the fee after reviewing the building and scope of work. Area is one factor; we also consider the building’s function, structural and services complexity, design stage, available information, and any revisions or support required.

To compare design proposals, check the disciplines, stages, deliverable formats, approval rounds and limits of support. Two proposals for the same floor area may offer different outcomes. For a tailored estimate, send us the location, purpose, area and available materials.

How long does design take?

The timescale depends on the scale, stage and number of disciplines, as well as the completeness of the information and the pace of approvals. We prepare a programme once the scope and sequence of stages have been defined.

At the outset, separate documentation development from obtaining further information and external review. We agree milestones for the concept, key decisions, coordination and issue of the package. Where information is missing, we identify which decisions depend on it.

What documents should I prepare before design starts?

For an initial discussion, a description of the building, location, approximate area, current stage and available materials is sufficient. We define the required inputs for the specific work after reviewing the brief.

Useful materials include site documents, topographic surveys, investigations, planning documents, utility connection conditions and operational requirements. Revision work requires the existing documentation. This is a guide to preparing for a consultation; the required inputs are agreed for each project.

Send your brief to the team ↗

How does an architectural concept differ from an integrated design?

A concept establishes the functional organisation, basic site placement, architectural idea and preliminary parameters. An integrated design develops the agreed solutions through the required architectural, structural and engineering disciplines.

Before commissioning work, define the expected outcome: assessing an idea, approving a layout or obtaining documentation for the next delivery stage. Visualisations, concept drawings and detailed documentation serve different purposes. Deliverables are recorded in the brief and contract.

Can I commission only structural design or building services?

Yes. Dnipro Alliance can join for a specific discipline or agreed stage. Before starting, we agree the required information, responsibilities and coordination process with the designers of the other disciplines.

Structural work requires architectural drawings, site information and loads. Building services design requires plans, operational requirements and connection parameters. We check whether the information is sufficient for a coordinated solution and agree the deliverable formats.

Can you complete or revise another team’s design?

We determine our possible involvement after reviewing the documentation, its currency and the available information. We first establish what has been approved, which issues remain and which disciplines the changes will affect.

Send us the existing package, the required changes and details of the current stage. For projects under construction, information about completed work is also important. Following our review, we agree the revision scope, coordination with the original designers and limits of design support.

What does expert review and EDESSB support include?

The agreed support may include assembling submission materials, uploading design documentation to EDESSB and addressing clarifications and comments concerning the design. Specific actions depend on the building and its current stage.

The client selects the review organisation. Authorised bodies make decisions on permits. Our proposal identifies our design-related work, required materials and other parties’ involvement so that the client understands each stage’s outcome.

Does Dnipro Alliance work throughout Ukraine?

Yes. Our team provides integrated design for residential, public, commercial and industrial buildings across Ukraine. We agree the working arrangements to suit the location and brief.

Our portfolio includes projects in Dnipro, Chernihiv, Khmelnytskyi, Melitopol, Horodok and Kyiv region. Each project page states its location and our team’s role. For a new brief, tell us the site location and the outcome you need.
