Retail and commercial building design
A retail building planned around tenant formats, visitor circulation and daily operation.
Discuss your brief ↗Our approach
Commercial design starts with the business model: retail format, tenant mix, unit areas and access requirements. Entrances and customer routes are considered together with loading, service areas and vehicle access.
We coordinate layouts with the structure and services so that technical solutions suit the use of each space. Our portfolio includes SHYROKA RETAIL PARK and the retail and office building on Krotova Street with a Nova Poshta freight branch, demonstrating different combinations of retail, services and other uses.
Scope of work
- Functional layout and lettable unit structure
- Entrances, visitor circulation and service logistics
- Architecture, structures and services to tenant briefs
- Site layout, access, parking and landscaping
Deliverable: A commercial building design with coordinated retail, service and engineering solutions.
Getting started
- Commercial building type and required uses
- Tenant requirements and indicative area schedule
- Site information, surveys and utility connection conditions
Send us the materials you have. After an initial review, we will identify what needs clarification and agree the scope and sequence of work.

A mixed-use retail and office building with a Nova Poshta freight branch, storage areas, coworking space and integrated parking.
Design solutions and our role ↗Fees and timescales
We prepare a proposal for your specific brief. The scope depends on the building’s area and complexity, the design stage, the number of disciplines, the information available and the support required.
For an estimate, send us the building type, location, approximate area and available materials. We agree deliverables, timescales and fees before work begins.
How design fees are calculated ↗Client questions
Can retail and offices be combined in one building?
We develop this through the functional model, user routes, engineering needs and available information. Street City provides an example of mixed-use design.
When should tenant requirements be provided?
Preferably before layouts and services are detailed. If requirements are still being developed, we agree baseline parameters and identify decisions that will need refinement.
